The following marketing strategies will be used as a minimum by The Parrish Team to promote your property to prospective buyers and Realtors. Each listing has a custom-designed marketing plan to maximize exposure for a faster sale.
1) Our appointment center (Centralized Showing Services) is opened 8 to 8 daily, and allows you to never miss an opportunity to show your home. It has a reporting and feedback collection system that gives details on buyer and agent feedback.
2) In addition to the most-recognized real estate sign (Prudential), we will mount an Information Box stocked with custom flyers. Many people, looking for property in a particular neighborhood may simply call from a sign. Information packets, (including MLS sheet, Residential Property Disclosure, Survey, supplemental sheet of amenities, etc) will be placed in your home for prospective buyers to take with them. Special Feature Cards will be placed in your home, pointing out unique highlights.
3) Property information will be placed in the Triad Multiple Listing Service (MLS) along with several photos and a visual tour to over 1600 Triad realtors, as well as potential buyers. Ads will be placed (as needed) in local print publications.
4) Networking: a custom flyer highlighting your home's best features will be distributed internally to our over 300 full-time Prudential sales associates. Your property information will be available to our relocation department and in turn to a national network consisting of over 2000 Prudential offices with over 64,000 sales associates.
5) The Internet: More than 84% of home buyers begin their search on the internet. Your home will be featured on several sites including ...
a. Prudential Internet home page, www.PruCarolinas.com, accessed by prospective buyers over 65,000 times per week.
b. Your home will be featured on the front page of our personal web site, www.Home-Search-Now.com, consistently ranking high in the top search engines.
c. The largest real estate database in the world, your home will be listed in www.Realtor.com, the official site of the National Association of Realtors.
d. The most popular real estate site in the triad, your home will be featured on www.Listingbook.com. You will be given a personal ListingBook account that gives you current information on your competition through morning reports.
e. A single property website will be prepared and dedicated to only selling your home.
6) "Just Listed" notices will be distributed to the neighborhood. An Open House will be held as deemed appropriate.
7) We will contact you frequently during our marketing period to update you on showing feedback from buyers and agents, as well as recent sales of comparable homes and current market conditions, continually re-evaluating our progress.
