     Seller's Agency (Listing Agent)

              

When you list your property for sale with us, you enter into a "listing agreement" authorizing Prudential Carolinas Realty and us to represent you as your seller's agent in dealing with buyers. You will be asked to permit Prudential agents as well as agents from other firms to help find a suitable buyer for your property.

As your Seller's Agent, we must promote your best interests - be loyal and follow your lawful instructions - provide you with all material facts that could influence your decisions - use reasonable skill, care and diligence, and - account for all money handled for you. Once you have signed the listing agreement, we may not give any confidential information about you to prospective buyers or their agents without your permission. But until you sign the listing agreement, you should avoid telling us anything you would not want a buyer to know. To sell your property, we will help you price your property; advertise and market your property; negotiate the best possible price and terms; review all written offers with you; and many other things to promoting your interests.

For representing you and helping you sell your property, you will pay the listing firm, Prudential Carolinas Realty, an agreed upon sales commission, which is split with the selling firm. 

Disclosed Dual Agent

Prudential Carolinas Realty represents both sellers and buyers. This means that it is possible that a buyer it represents will want to purchase your property. When that occurs, we will act as dual agents, upon agreement of both parties.


If you have not already agreed to a dual agency relationship in your written listing agreement, we will ask you to sign a separate agreement permitting this. Generally, a separate Prudential agent will represent the buyer. If it is one of our buyers, we will represent the interests of both the buyer and the seller, to facilitate a successful transaction. We will have responsibilities to both parties, and must act in the interests of both. In this case, we are prohibited from divulging confidential information to the other party.
