Absolutely. The $250 to $450 that a professional home inspection costs could be the best money you ever spend to protect your investment. A qualified inspector checks out the foundation and structure, roof, exterior, major operating systems (heating/air/electrial/plumbing), and appliances that stay with he home. The inspector will also give you tips on maintaining and repairing your home.
Even newly constructed homes can have major flaws. The small price you pay an inspector can save you thousands of dollars in the long run.
Plan on being present during the inspection. That way you can ask questions and learn more about the home first hand. If the inspection reveals problems, you have some choices. If no problems are found, you will have learned many things about your home, including what maintenance is necessary to keep it in good shape.
Accept that no house is perfect and focus on the things that are most important to you and let the minor ones go. Inspections are designed to disclose defects in the property that could materially affect its safety, livability, or resale value. They are not designed to disclose cosmetic deficiencies (for example, an interior wall that needs paint touch up). A standard home inspector's report will review the condition of the home's heating system, central air conditioning system, interior plumbing and electrical systems; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement, and visible structure.
Most homebuyers lack the knowledge and skill needed to inspect homes themselves. By using a licensed inspector, you can gain a better understanding of the current condition of the property, especially items do not "function as intended" or "needs further investigation" by a person who specializes in the item in question. To find a reliable inspector, you can ask friends, contact The American Society of Home Inspectors (http://www.ashi,com) or we can give you recommendations. On a final walk-through of your new home, make sure that:
- requested repairs from inspection have been made - all items included in the sale price are still there (including plants or shrubs) - all appliances, doorbell, alarms, etc. are operational - hot water heater and HVAC is working - garage door opener, instruction books and warranties on appliances are there - all personal items of the sellers and all debris have been removed.
