The Closing is a brief process where you sign all of the necessary paperwork to complete the sale of your home. This is when the title to the property is transferred from the seller to the buyer. Deeds, loan papers, and other documents are signed at this time, then filed at the courthouse. After the deed has been recorded, the buyers take possession and you receive payment for the home.
As of closing, all utility bills should be paid in full and accounts taken out of the seller's name.
The following are typical seller closing costs:
- Deed preparation (attorney fee)
- Tax stamps, an excise tax based on sales price
- Prorated share of property taxes and homeowners association dues
- Listing commission
- Home warranty costs
- Loan payoff
- Overnight fees, electronic fund transfer, etc.
- Outstanding repair costs
- Any costs agreed to pay for buyer
- Heating fuel left in tank should be credited to seller.
