Preparing Your Home for Sale

And as an Accredited Staging Professional, we can help you "stage" each room of your home in order to show well. The following are some tips in preparing your home for market:

Interior: Make it sparkle!  

Rearrange or remove some of the furniture in your home, if necessary. When it comes to selling your home, thin out overcrowded rooms to make the rooms appear larger. Create a good walkway "flow" throughout the rooms. Neat, orderly rooms look larger!
 
Declutter. Go ahead and pack excessive positions and store in an out-of-way place, such as garage. In general, a sparsely decorated home will help the buyer mentally 'move in' with their own things.
 
Clear all unnecessary objects from the kitchen countertops. Clear refrigerator fronts of messages, magnets, pictures, etc.

Display the full value of your storage space by cleaning out and straighten up the closets. Clean out the pantry, basement, attic, etc., as well.

Clean baths from ceiling to floor. Remove as much from countertop as possible and place remainder neatly on a tray or in a basket.

Open all blinds and window treatments. Remove drapes/curtains that are not needed. Clean windows and light fixtures. Let the light shine in!

Involve the whole family in keeping the house in showing condition! Pay the children a little extra allowance if they make their bed, pick up all their toys and put them in a box under the bed or in a closet, etc. Maintain in showing condition.

Review room by room. Pay attention to details. Refresh paint and paint any room needing paint. Clean carpet that needs it. Replace worn carpet.

Exterior: The buyer's first impression is very important!

Remove screens from windows, especially on the front of the house to let in more light. If needed: paint, pressure wash, etc. Check the condition of the front door area. You may need to apply a fresh coat of paint on the front door. Consider adding a few potted annuals near your front door.

Remove any dead plants, weed all planting areas. Cut back the shrubbery, especially ones blocking windows and walkway. Put out mulch, pine needles, etc. Keep lawn mowed and edged.

Review the perimeter of the house and discard wood scraps, extra building materials and trash.

Turn on all interior lights and lamps, plus outside lights by front door when a showing is scheduled. Close the garage door.


Pets:

Many buyers are pet sensitive. Pay attention to pet odors.
